Why I Built an Honest Website

I started investing in property in 2004. For over a decade I made calculated moves — reading markets, building networks, understanding economic cycles.

Then in 2015, I invested in Dubai at the wrong time. The market had peaked. I didn't lose everything — but I lost enough to shake me. Enough to make me question everything I thought I knew.

After that, I changed my process entirely. Before recommending or buying anything, I talk to everyone. My mother has been quietly managing and growing our family's property investments since age 19 — across multiple countries. My uncle has spent decades in real estate across Asia, the Gulf, and Europe. Together, they bring over 100 years of combined property investment experience from around the world.

I call them before I call anyone else. They've seen every cycle, every trap, every opportunity.

I've been traveling to Oman for work since 2012 — through projects in Duqm, through partnerships in Muscat, through Oman's quiet but relentless transformation. In 2025, I bought my own property here, securing residency for myself and my son. That is when this website became personal.

Joined the UK telecom industry — eventually leading to UK citizenship. Built 20+ years of corporate experience.

After father's passing, formalized the family's real estate work. Launched real estate advisory across GCC.

I spent a lot of money learning that ignoring risks is the most expensive decision you can make. I will not hide these from you.

Developer Risk

Even ITC-approved projects can face delays or financial difficulties. Always research the developer's track record and escrow arrangements.

Market Liquidity

Oman's resale market is less liquid than Dubai's. Plan for a minimum 5–7 year hold to realize meaningful appreciation.

Currency Risk

The Omani Rial is pegged to the USD — stable for now. But geopolitical or oil-price shocks could affect economic conditions.

Oil Price Dependency

Despite Vision 2040 diversification, Oman's budget remains partially oil-dependent. A prolonged oil price drop could slow infrastructure spending.

Rental Yield Reality

Current gross rental yields are 5–7% in established Muscat areas. ITC projects may take 2–3 years post-handover to reach mature yield levels.

Regulatory Changes
